How do you split rent fairly by room size?

Treat part of the rent (usually 25–40%) as common space that everyone shares equally, and split the rest in proportion to each bedroom's square footage. Add a premium for a private bathroom or other perks. That is exactly what this calculator does.

How much more should the master bedroom with a private bathroom pay?

A common rule of thumb is a 10–20% premium on the room's share for an en-suite bathroom. The default here is 15%; adjust it under “Adjust premiums”.

How should a couple sharing a room split rent with roommates?

Set the room's “People” to 2. The couple pays the room's private share once, but two shares of the common space, because both of them use the kitchen and living room.

What percentage of rent is common space?

Most shared apartments land between 25% and 40%. Go higher when the living room and kitchen are large compared to the bedrooms, lower when bedrooms are most of the floor plan.
